Can you hold a place before I apply?
No. Properties are rented on a first-come, first-served basis with a completed application and required fees. We encourage you to apply as soon as possible to secure a home. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit before moving in. -
How old do you have to be to apply?
Applicants must be at least 18 years old (or the legal age to enter into a lease agreement in your state). -
Is the deposit refundable?
Yes. Security deposits are refundable if the property is left in good condition, rent is paid in full, and all lease terms are met. Deductions may apply for damages beyond normal wear and tear, unpaid rent, or cleaning fees. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history requirements. Cosigners must qualify financially and agree to sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
Applications can be submitted online. A completed application, application fee, proof of income, and valid identification are required. -
How do I pay rent?
We make paying rent easy and convenient. Tenants can pay online through the resident portal. -
I want to get a pet. What should I do?
Check your lease agreement and contact our office before getting a pet. Some homes allow pets with a non-refundable pet fee. While others may have restrictions or require an additional deposit.. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease are equally responsible for the full term. If one tenant wishes to stay, they may need to re-qualify on their own or a replacement tenant must be approved before making changes to the lease. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice prior to moving out. Please review your lease agreement for the required notice period and submit your intent to vacate in writing by the deadline.
