Annual Property Condition Review Ⓘ Owner shall pay for an annual property condition review, report, which includes photographs of the property, a written review by the property manager and recommendations to preserve value. |

Renewal Fee Ⓘ Any extension of the tenant occupancy shall be deemed a renewal of the previous rental term for the purpose of renewal compensation. Manager may at manager’s discretion renew or terminate existing tenants, unless otherwise directed by Owner in writing. |

Renewal Fees for Multi-Year Leases and Month-to-Month Leases Ⓘ If Broker negotiates a multi-year lease with a Tenant (with Owner’s approval), then Broker shall receive a renewal fee of $295 on each annual anniversary of the lease. If Broker negotiates a month-to-month lease (with Owner’s approval), then Broker shall receive a renewal fee of $295 on each annual anniversary of the lease start date, subject to a pro-rated refund of the renewal fee if tenant terminates within six months of the lease start date anniversary. |

Preparation of Tax Documents Ⓘ Broker shall provide a variety of services including year‐end accounting statements, issuing of 1099’s and such other documents to owner and the federal and state governments as are required by law, and account maintenance. |
